Is your home ready—
or just tidy?

Before you travel, ask the person looking after your home for a dated condition report. A clean room, an attended visit and a completed repair are different things.

Ask what was actually checked.

“Ready for arrival” can mean the beds are made while the air conditioning is still unchecked. Ask who visited, when they attended and which rooms or systems they checked. A photograph of a tidy bedroom does not show that the cooling works; a maintenance request does not establish that the repair is finished.

Keep five states separate: unchecked, an issue observed, work booked, completion reported and completion reviewed. For each unresolved item, record the next action and the person responsible. If someone reports that a job is complete, ask what evidence or follow-up is needed before you rely on it.

Set the scope before anyone attends.

Agree which checks the manager can perform and which need a qualified technician. Give them the details of known faults, the approval limit for spending and the person who can authorise extra work. Ask for a quote where needed. Use instructions suited to the property; this report is a handover aid, not a technical inspection procedure.

Somabay’s official Coral Maintenance page lists air-conditioning, plumbing and electrical services and gives maintenance@sbtfm.net as an enquiry address. It does not establish a response time, prices or an out-of-hours service. Ask about attendance and scope before depending on a visit.

Close the handover.

Settle who holds the keys, who will meet you and what remains unresolved. If an issue would affect the first night, agree a fallback before you travel. Do not let “work booked” quietly become “home ready”.

For the time between arrivals, use the home-care handover and private worksheet to agree visits, repair approval and the next report.
