Separate purchase and running costs
The contract price is one part of a property budget. Collect the separately quoted deposits, fees, finishing or furnishing costs and any professional costs relevant to the transaction.
A maintenance deposit and a recurring service charge are different items. Ask how each is calculated, when it is payable and what it covers.
Build the everyday budget
For a home you use personally, consider utilities, internet, cleaning, repairs, insurance where arranged and any management service. The relevant amounts depend on the property and actual contract.
For a home kept empty between visits, identify who checks it, responds to faults and authorises expenditure. These responsibilities should be clear even when a community provides shared services.
A rental operation has its own expenses
If considering letting, separate gross booking income from commissions, management, utilities, housekeeping, repairs and periods without bookings. Ask for the period and property behind any historical performance example.
Our calculator uses only the assumptions you enter. It does not supply a rental rate, occupancy level or expected investment return.
Use a quote rather than a standard percentage
Obtain a written schedule for the exact unit and purchase structure. A figure from another project or phase may not apply.
The budget planner helps compare inputs and totals, while the project comparison keeps the location, developer and home type visible.
A simple example using your own quote
Treat the written offer as a set of separate lines: contract price, upfront payment, remaining balance, deposits and transaction costs, then finishing and furnishing. The calculator keeps the contract balance separate from the upfront total so an additional charge is not confused with a reduction in the property price.
For annual ownership, build a second list of recurring costs and irregular repairs. If you plan to let the home, add the costs of running that activity and explain which costs remain in a year with no bookings. The income illustration should never omit a cost simply because its amount has not yet been quoted.
