PROPERTY RESEARCH

Researching a Somabay property investment

Start with the intended use

A holiday home for personal use, a longer-term residence and a property acquired mainly for letting involve different priorities. Write down the use you actually want before comparing offers.

Location, layout, handover stage and management arrangements affect the experience of owning the home, even when two offers have similar prices.

Distinguish an asking price from an outcome

A developer offer or seller’s asking price is not a completed transaction. A projected letting result is not documented income. Ask for the source, date, property and period behind any comparison.

For income-led research, obtain relevant historic figures where available and understand what costs they include. Do not apply another home’s performance without checking the differences.

Test your own assumptions

Use the calculator to explore how nights let, nightly income and annual costs affect a simple net-income illustration. Change the inputs rather than treating one scenario as a forecast.

The result excludes unentered costs and future price changes. It cannot establish financing suitability, resale liquidity or a promised return.

Research the opportunity in context

Read the project and neighbourhood guides, compare the actual home types and inspect the commercial documents. Consider how you would use and manage the home if letting income differs from the illustration.

The guide’s role is to make the evidence and questions clearer. KÂMO’s labelled opportunity routes provide a separate commercial conversation when you are ready.
