Begin with the property and seller
Identify the developer or seller, exact project and phase, unit, tenure described and the documents supporting the offer. The location and lifestyle are part of the decision, alongside the legal and commercial position.
The UK government’s Egypt buying guidance stresses independent checks of ownership and the ability to transfer the property through the applicable procedures.
Use current advice for your circumstances
Eligibility, registration, taxes and contract treatment should be established by an independent qualified Egyptian lawyer for the buyer and property involved. The official GAFI regulatory references provide starting points, not an answer for every transaction.
Older summaries and proposed amendments can differ. This guide does not turn an isolated ownership rule into a universal statement about all foreign buyers or every coastal property.
Understand the full written offer
Review the contract amount and payment timetable, handover terms, specification, additional charges and the process if something changes. Ask who is responsible for registration and the documents needed.
For a resale, establish the seller’s position and any unpaid obligations. For an off-plan purchase, distinguish developer targets, contractual commitments and independently documented progress.
Keep advice and enquiry roles clear
KÂMO can provide property options and commercial explanations as the guide’s sponsor. Independent legal advice and transaction checks remain separate work.
Use the project and budget tools to prepare a focused shortlist. Avoid paying or signing solely on the basis of a guide, rendering or informal price message.
